Scan Preparation

Real Estate:
  • I know the importance of showing your property in the best way possible.  Unless otherwise specified, I will not alter any aspect of a staged home or office.  Here are a few tips to ensure that your listing will look stunning in the finished product.  For the best results for your final product, I recommend:
  • All lighting is to be turned on.
  • Dust will show in the scans, so please dust ahead of time.
  • Drawers, cabinet doors, and toilet lids to be closed.
  • All ceiling fans to be switched off.
  • Any debris on the floor or countertops is hidden out of sight.
  • Rooms / Areas that are not to be scanned should have the door closed.
  • Closets may be open or closed at the client's discretion.  The 3D scan models are more attractive with the closet doors closed; however, if you have large walk-in closets, you will want to have the model reflect that to show those closets off.
  • If the closet does not have a light source, it cannot be included in the scan.
  • If you are ordering schematic floor plans, all closets and storage area doors must be left open to reflect the proper square footage.
  • Please ensure that the home is presented precisely how you want it to be.  Almost every aspect of the property will be visible to potential buyers.  If, for example, the window treatments are askew, this will be visible on the 3D scan model.  Please walk the property beforehand to fix things of this nature or make a special request that I fix things.
  • If the home is occupied, I strongly suggest that the property be as clean and uncluttered as possible.
  • If the home is occupied, please ask your client(s) if they would like to omit certain parts of the house from the 3D scan model.  For example, if your listing has a walk-in closet and your client does not want to showcase it as their personal items will be visible, please keep the closet door closed. 
  • If the home is occupied, photos, pictures, and personal items will have to be put away.  It would be more beneficial to the appearance of the scan if the photos and other personal effects were hidden from the camera's view.
  • I do not touch any staging unless otherwise specified!  If, for instance, the couch pillows are askew, I will not make any adjustments because I understand you wanted them that way.
  • While agents and their clients are welcome to be present for the scan, I will need the scanned room to be vacant of any people and pets to ensure the quality of the final product.  Each entire scan takes approximately 1-3 hours, depending on the size, levels, and layout of the home.​
